HomeOwner’s Associataion
Watch for information concerning neighborhood interest in a Home Owners Association for Pheasant Run. During the last Neighborhood Garage Sale the subject came up several times because of concern that the city is not taking care of entrances and Stony Brook Boulevard the way it was before being annexed into the City and the way most homeowners expect. If you have interest in information concerning the creation of a Home Owner’s Association, or being involved in the formation of a Home Owner’s Association, please e-mail us at Nicholteam@aol.com with your name, e-mail address, phone number and address.
We would like to have an informational meeting late in September. If there is enough interest at that time we will follow up with an organizational meeting later this fall.
Home Owner’s Associations are only as good as the volunteers who are involved in them. An effective HOA increases interest and concern in the immediate community and tends to also increase values in the immediate community.

Market Watch
By now you have are being reminded continually that our market and many markets across the country, have become buyer’s market, that your home has lost 2-3 years of appreciation in the last year and that there are more than 1,000 more homes on the market now than a year ago. Like many things, there are upsides. If you are in need of a larger home, it’s a great time to buy. The same characteristics that are true of homes in our price range are also true in homes that are more expensive. That means you may sell for a little less, but you will also buy for little less. In a move up market that’s good news. Other good news is that it looks like interest rates are moderating and maybe even dropping. The Fed has increased short term interest rates consistently for the last 2 years but looks like it has decided to stop doing that for the time being. Long term rates, like mortgage rates are dropping in response. They have currently leveled off at less than 7%.
Bev’s Fall Recipe - Mushroom Veggie Chowder
Maybe it is the hot summer days – but I am dreaming of cool fall weather and a warming pot of soup.
1 lb fresh sliced mushrooms 1 large onion, chopped
3 tbs margarine 3 tbs flour
1 tbs salt ½ tsp pepper
3 cups milk 32 oz chicken broth
8 oz frozen broccoli cuts, thawed 8 oz frozen corn, thawed
2 cups shredded cheddar cheese
Saute mushrooms and onions in butter until tender. Combine the flour, salt and pepper; stir into the mushroom mixture until well blended. Stir in milk and cook until mixture comes to a boil. Cook continuing to stir for about 2 minutes longer or until it comes to a boil. Stir in the broth, broccoli and corn and heat through. Add cheese and cook until it blends in. We have found that 2 cups of cooked chicken is a nice addition to this meal.
